Seized property with buildings in Otanmäki, Kajaani

The property will be sold by incremental bids in an online auction on the website www.huutokaupat.com. Participation requires registration. The deadline for submitting bids ends on 21 January 2026 at 18:00 or three minutes after the last accepted bid.

The Enforcement Authority is not responsible for the service provider’s system. The highest bid is the bid that the service provider’s system has accepted as highest. The enforcement officer will separately decide whether to accept or reject the highest bid.

If it is not possible to submit a purchase bid via the huutokaupat.com service, a prospective buyer may submit a separate written bid to the enforcement officer, which will be attached to the online auction as the maximum bid in accordance with the automatic increment. The bid must be delivered no later than 16 January 2026 at 12:00 by post to the Enforcement Authority, PO Box 1, 00067 Ulosottolaitos, by leaving it at the Kajaani office reception at Lönnrotinkatu 2 a, 87100 Kajaani (open Tue and Thu 09:00–12:00), or by e‑mail to oulu.realisointi.uo@oikeus.fi. The person submitting a written purchase bid is responsible for ensuring it arrives by the deadline. A written bid is binding and is subject to the same terms as the online auction. The written bid must be signed and must state the bidder’s contact details, the maximum bid amount and the huutokaupat.com item number to which the bid relates.

Bids made in the online auction and bids submitted in writing are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment time. Failure to pay the offered purchase price may lead to the buyer’s liability for compensation pursuant to section 25, chapter 5 of the Enforcement Code.

The enforcement authority reserves the right to end the sale or to extend the sale period.

Payment terms

The buyer must immediately pay the full purchase price to the Enforcement Authority’s official deposit account. The purchase price cannot be paid by credit card. The Enforcement Authority will contact the highest bidder whose bid has been accepted. The highest bidder must state on whose behalf the bid was made; otherwise the highest bidder will be deemed to be the purchaser.

If payment is not made within the specified time, the buyer must pay interest for late payment on the whole purchase price in accordance with section 4(1) of the Interest Act until the purchase price is paid or a new sale is completed.

Encumbrances

There is one electronic mortgage deed registered on the property in the amount of €25,228.19. Mortgage rights attached to the sold assets will lapse and the charge will remain in force. The electronic mortgage deed will be transferred to the buyer or to the person designated by the buyer.

Utilities and connections

At the time of preparing the sales brochure the property has an electricity connection from Kajave Oy, a sewer connection to Vuottolahden Wastewater Cooperative and a water connection to Vuottolahden Water Association. Connections will be transferred to the buyer if they are transferable at the time ownership of the property passes. Service providers may, however, require settlement of outstanding charges related to a connection as a condition for transferring it.

In addition to the purchase price, the buyer must pay directly to the service provider any outstanding connection charges that the provider requires to transfer the connection.

The amount of any arrears related to connections may change by the time ownership is transferred. Arrears will not be paid from the purchase price. The buyer is responsible for any charges required to transfer connection agreements.

The buyer is responsible for the costs of registration of title and for transfer tax.

Other information

The property is seized and sold privately through the enforcement officer’s arrangements, observing, where applicable, the general auction terms laid down in the Enforcement Code.

Prospective buyers are urged to familiarise themselves carefully with the property for sale, the sales brochure and the attached documents.

Transfer tax is 3% of the purchase price.

The State has a pre‑emptive right to acquire the property if acquisition is necessary for national defence, border control or border security, or for the supervision or safeguarding of territorial integrity (Act on the State’s pre‑emptive right in certain areas 29 March 2019/469).

Certain foreign nationals defined by law may only acquire real estate in the territory of the Republic of Finland if a permit is granted (Act on the Requirement for a Permit for Certain Acquisitions of Real Property 29 March 2019/470).

Appeal
An enforcement appeal against the sale and actions related to or preceding the sale must be submitted within three weeks from the date of sale. A notice on how to appeal is attached to the auction record.
