Terms of Sale

The property is sold in an online auction with bidding on the website www.huutokaupat.com during 7 January 2026 – 27 January 2026. Participation in the auction requires registration. The deadline for submitting bids ends on 27 January 2026 at 13:00 (or 3 minutes after the last accepted bid).


The Enforcement Authority is not responsible for the operation of the service provider’s system. The highest bid is the bid the service provider’s system has accepted as highest. The enforcement officer will decide whether to accept or reject the highest bid. Bids made in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may lead to the buyer’s liability to compensate under the Enforcement Code, Chapter 5, Section 25.


The enforcement authority reserves the right to stop the sale or extend the sale period.


The property has been seized and will be sold by private sale under the supervision of the enforcement officer in accordance with the Enforcement Code, Chapter 5, Section 76, and, where applicable, the general auction terms set out in the Enforcement Code.


Payment terms


The enforcement officer will inform the highest bidder whether the bid can be accepted. If the bid can be accepted, the buyer shall pay the full purchase price by bank transfer to the Enforcement Authority’s official deposit account. Once the payment is visible on the deposit account, the enforcement officer will issue the sale decision, which will be delivered to the parties. The purchase price cannot be paid by credit card.


Deposit: If the full purchase price is not paid immediately, the buyer must nevertheless pay a deposit of 20% of the purchase price immediately.


Payment period: If necessary, up to six weeks’ payment time may be granted for the remaining purchase price from the date of the sale decision. In that case, annual interest is charged on the total purchase price for the whole payment period from the sale date until the end of the payment period. The reference rate is currently 2.50%. If payment has not been made within the granted payment period, annual default interest will be charged thereafter, currently 9.50%.


Obligations transferred to the buyer


When ownership of a real estate is transferred, the buyer must pay transfer tax of three per cent voluntarily before applying for title registration and no later than six months after the date of the deed of sale. The buyer is responsible for the costs of title registration and the transfer tax.


The state has a pre-emptive right to purchase a property if acquisition of the property is necessary to ensure national defence, border control or border security, or to monitor or safeguard territorial integrity (Act on the State’s Pre-emptive Right in Certain Areas 29 March 2019/469).


Foreign natural persons defined in law have the right to acquire real estate in the territory of the Republic of Finland only if a permit is granted (Act on the State’s Pre-emptive Right in Certain Areas 29 March 2019/470).

The bid must be submitted in writing to the Enforcement Authority no later than 26 January 2026 at 12:00 to the address: Enforcement Authority / Kemi unit, Valtakatu 28, 4th floor, 94100 Kemi. A written bid is binding and the same terms apply to it as to the online auction. The written bid must be signed and must state the bidder’s contact details, the maximum amount of the bid and the number of the object in the Huutokaupat.com service to which the bid relates.
