Terms of Sale

The property is sold by an online ascending-bid auction on the website www.huutokaupat.com from 15 January 2026 to 17 February 2026. Participation in the auction requires registration. The deadline for submitting bids ends on 17 February 2026 at 18:00 or three minutes after the last accepted bid.


The Enforcement Authority is not responsible for the operation of the service provider’s system. The highest bid is the bid that the service provider’s system has accepted as highest. The bailiff will decide separately whether to accept or reject the highest bid.


If it is not possible to submit a purchase bid via Huutokaupat.com, a prospective buyer may submit a written purchase bid to the bailiff, which will be entered into the online auction as a maximum bid according to the automatic increment feature. A written purchase bid is binding and is subject to the same terms as bids in the online auction. The written bid must be signed and must state the bidder’s personal and contact details, the maximum bid amount and the object number in the Huutokaupat.com service. Submission of a written bid must be agreed in advance with the bailiff and the bid must be delivered to the Enforcement Authority’s Hämeenlinna office by 16 February 2026 at 13:00. Bids submitted in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the purchase price offered within the agreed payment period. Failure to pay the offered purchase price may result in the buyer’s liability for compensation under Chapter 5, Section 25 of the Enforcement Code.


The bailiff may accept or reject the highest bid made in the auction. The bid is binding and cannot be withdrawn. See the general auction terms and conditions for information on bid binding and the buyer’s liability for compensation. The Enforcement Authority is not responsible for the operation of the service provider’s system. The highest bid is the one that the service provider’s system has accepted as highest.


The person making the highest bid must immediately pay a deposit of €7,500.00 to the Enforcement Authority’s official trust account. The deposit cannot be paid by credit card. The Enforcement Authority will contact the person whose bid has been accepted. The highest bidder must state on whose behalf the bid was made. Otherwise, the highest bidder will be considered the buyer.


If the highest bid is accepted, a payment period for the remaining purchase price may, if necessary, be granted until no later than 31 March 2026. If no extension is used, the purchase price must be paid immediately after acceptance of the bid. If an extension is granted, annual interest under Section 3(2) of the Interest Act will be charged on the whole purchase price for the payment period from the date of sale until the end of the payment period. The reference rate determined semi-annually under Section 12 of the Interest Act is currently 2.50%. If payment has not been made by the due date, i.e. no later than 31 March 2026, default interest under Section 4(1) of the Interest Act will be charged thereafter. The default interest rate is currently 9.50%. Interest rates may change semi‑annually on the interest adjustment date.


The Enforcement Authority will contact the person whose bid has been accepted. The highest bidder must then also state on whose behalf the bid was made. Otherwise, the highest bidder will be regarded as the buyer.

The property is seized and will be sold by the bailiff by public auction (Enforcement Code 5:76) as an online sale, observing where applicable the general auction terms under the Enforcement Code and the specific terms set out in the sales prospectus.
