Bids must be made by the stated deadline. The highest bid is the one the seller has accepted as highest. You may also take part in the auction in person on site by submitting a bid to the seller. The seller and buyer undertake to record all bids in the system. By placing a bid, the bidder accepts these terms of sale.

Viewing the property

The bidder is obliged, before making an offer, to inspect the property, documents and records. The buyer may not later rely on a matter that could have been detected during the preliminary inspection.

Information provided by the seller

The seller warrants that they have given the buyer all information the seller knows and that may reasonably be expected to affect the sale.

Conclusion of the sale

The sale of the property must be made in the form prescribed by the Land Code. The time and place for signing the deed of sale will be agreed with the buyer separately. Payment of the purchase price takes place at the signing. The fee for the certifying official is paid half by the seller and half by the buyer. The sale can also be carried out through a property exchange service, paid by the buyer (€237). Includes the title registration fee.

Other costs

The buyer is responsible for the transfer tax in accordance with applicable tax practice.

Withdrawal from the sale

A party that refuses to conclude the sale must, under the Land Code, compensate the other party for reasonable costs incurred for advertising, inspecting the property and other necessary actions related to the transaction.
