Offers must be submitted by the stated deadline. The highest offer is the one the seller has accepted as highest. Bids can also be made in person on site by giving the seller an offer. The seller and buyer commit to recording all offers in the system. The bidder accepts these terms of sale when placing a bid.

Inspection of the property

The bidder is obliged before bidding to inspect the property, documents and papers. The buyer cannot later rely on a matter that could have been observed during the pre-inspection.

Information provided by the seller

The seller warrants that they have given the buyer all information known to the seller that may reasonably affect the transaction.

Conclusion of the sale

The sale must be made in the form required by the Land Code. The time and place for signing the deed will be agreed separately with the buyer. The purchase price is paid at the deed signing. The fee of the sale confirmer is paid half by the seller and half by the buyer. The sale will preferably be completed using the property transfer service; the buyer is responsible for its fee (€236), including the title registration fee.

Other costs

The buyer is responsible for the transfer tax according to current tax practice.

Withdrawal from the sale

A party who refuses to complete the sale must, under the Land Code, compensate the other party for reasonable costs incurred from advertising, inspecting the property and other necessary actions related to completing the sale.
