Offers for the rental

Binding offers are submitted through the bidding procedure on Huutokaupat.com, participation in which requires logging into the system. Bids must be placed in the Huutokaupat.com service by the time indicated. The offered amount is one year’s rent, excluding VAT, payable annually (Defined in the draft contract). The starting price for the auction is €2,435 (incl. VAT 25.5%).

The highest bidder will, in principle, win the tender. If the highest bidder does not meet the conditions of the draft contract, the landlord will select the second-highest bidder, and so on.

The landlord shall deliver the draft kiosk site documents to the City of Järvenpää: kirjaamo@jarvenpaa.fi, with the subject Kioskipaikka 2. The draft kiosk documents must be submitted to the registry no later than 5 working days after the end of the auction.

The landlord reserves the right to accept or reject offers. Offers are binding and the accepted bidder is obliged to enter into the lease and pay the offered price.

Rental terms

A lease will be signed with the winning bidder for the period 1 April 2026 – 31 March 2030. The agreement ends automatically on the last day of the rental period. The tenant may, if desired, operate the kiosk in accordance with the agreement on the lease area year-round.

The tenant shall pay the landlord an annual rent equal to the price accepted by the landlord in words (in figures) euros. The annual rent is paid once a year by 31 March. The billing period is one year, 1 April – 31 March. Rent is invoiced in advance for the full billing period.

The lease area is intended solely for kiosk use; no unrelated goods or vehicles may be stored on the area, nor may the area be used for purposes other than those of this agreement.

The tenant is responsible for acquiring, delivering, commissioning, maintaining and removing the kiosk building. The tenant is required to arrange the waste management and supply water needed for the operation. The tenant must discharge wastewater caused by the operation into the sewage network, for example by using the public toilet at Rantapuisto.

Kiosk site 2: the draft agreement is attached to this notice. The agreement requires a decision by the City Development Committee and that the decision becomes legally valid. The agreement enters into force only when signed by both parties and a start inspection at the site has been held. Only a person with signatory authority may sign the agreement.

Other conditions

1)    Bidders agree that their contact details may be disclosed by Huutokaupat.com to the issuer to enable contact, the making of the lease and informing about the rental decision. Contacts and notifications will be sent to the email address provided in the service provider’s system.

2)    The City of Järvenpää is not responsible for the operation of the service provider’s system. The highest bid is the one that the service provider’s system has recorded as highest.

3)    If a bidder withdraws from an accepted bid, they must compensate the City of Järvenpää for costs incurred in organising the failed auction.
