Bids for the rental

Binding bids are made through the bidding procedure on the Huutokaupat.com website, which requires registration. Bids (offers) must be placed in the Huutokaupat.com service by the specified deadline. The amount offered is the VAT‑exclusive rent for one year, charged annually (Specified in the draft lease). The starting price for the auction is €1,391 (incl. VAT 25.5%).

The bidder who has submitted the highest offer will, in principle, win the tender. If the highest bidder does not meet the conditions of the draft lease, the landlord will select the second‑highest bidder, and so on.

The tenant must submit the kiosk site documents required by the draft lease to the City of Järvenpää: kirjaamo@jarvenpaa.fi, with the subject Kioskpaikka 3. The kiosk site documents must be delivered to the registry no later than 5 working days after the end of the auction.

The landlord reserves the right to accept or reject bids. Submitted bids are binding and the successful bidder is obliged to enter into the lease and pay the offered price.

Terms of the lease

A lease will be signed with the winning bidder for the period 1 April 2026 – 31 March 2030. The agreement terminates without separate notice on the last day of the lease period. The tenant has the right, if desired, to operate the kiosk described in the agreement on the rented site year‑round.

The tenant shall pay the landlord an annual rent, which is the price accepted by the tenant in words (and figures) euros. The annual rent is paid once a year by 31 March. The billing period is one year, 1 April–31 March. Rent is invoiced in advance for the whole billing period.

The rented area is intended to be used only for kiosk operations; no items or vehicles unrelated to the activity may be stored on the site, nor may the area be used for any purpose other than that specified in this agreement.

The tenant is responsible for acquiring, transporting to the site, commissioning, maintaining during use and removing the kiosk structure. The tenant is obliged to arrange the required waste management and water supply. The tenant must discharge wastewater resulting from the activity into the sewage network, for example by using the public toilet at Rantapuisto.

Kiosk site 3: the draft lease is attached to this notice. The agreement requires a decision by the Urban Development Committee and that the decision becomes final. The agreement will only enter into force once it has been signed by both parties and a start inspection at the site has been held. Only a person with signing authority may sign the agreement.

Other conditions

1)    Bidders agree that their contact details may be disclosed by Huutokaupat.com to the announcer to enable contact, the making of the lease and informing about the rental decision. Contacts and notifications will be sent to the email address provided to the service provider's system.

2)    The City of Järvenpää is not responsible for the functionality of the service provider's system. The highest bid is the one the service provider's system has accepted as the highest.

3)    If a bidder withdraws from an accepted bid, they must compensate the City of Järvenpää for costs incurred from organising the failed auction.
