Would you enjoy next summer by sparkling water?

A shoreline building plot is for sale on Vasikkasaari in the Ruotsalainen archipelago, with a sauna suitable for summer use (see the permit information later in the listing) and a cottage in need of renovation. There is a road to the plot. The seller has paid the 2025 private road fee for the Vasikkasaari private road. The buyer will pay the 2026 fee.

There is a water connection from Ruotsalainen to Lake Päijänne via the Kalkkinen canal, and via the Kimola canal you can travel as far as Kouvola.

The shoreline is relatively shallow; the buyer should inspect the shore area. It is possible to reach the shore by a small boat, but a separate berth for a larger boat can be rented from the City of Heinola.

The property is in plan area Yk8 of the shoreline local master plan; the zoning designation on the property is RA-5. The area permits building a holiday dwelling with necessary outbuildings with a total floor area of up to 150 m2. The main building may have a maximum floor area of 90 m2 and the sauna 25 m2. The plot is at Vasikkasaarentie 54c. The area is approx. 2 297 m². The partitioning costs of €1 210 will be paid by the buyer. The buildings on the plot have wooden frames. The main building was constructed around the 1970s and the sauna in the 2000s; the buildings were built according to the regulations of their time. There are correctable deficiencies regarding the sauna's permits:

The sauna requires an exemption permit for being in the shoreline zone and for being located close to the property boundary, and the buyer must obtain this exemption permit if they wish to keep the sauna in its current location. According to the 2025 price list the exemption permit costs about €1 000 and drawings must be commissioned for it; more information is available from Heinola Building Supervision.

There is no electricity connection to the plot. There is an electrical cabinet in the immediate vicinity of the plot. The electricity connection can be requested from Elenia.

The buyer has the option to purchase some additional land at €26/m2, but this does not include shoreline. The plot's functions must fit within its own area. The buyer should familiarise themselves with the current boundaries when visiting the site. The borders are marked in the terrain with posts.

Services in Heinola town centre are about 7 km by road. The nearest shop and the E75 motorway junction are about 4.5 km by car. The Helsinki metropolitan area is about 1.5 hours' drive.
