Anni-tädin kylä is located approx. 2.5 kilometres south-west of Järvenpää town centre. The new zoning area lies next to the culturally and historically valuable Vanhankylänniemi, where a nature-close, historic-feeling area offers culture, restaurants and recreational opportunities. The nearest day-care centre and school are about 2 km away and the grocery store just over 2 km. Järvenpää railway station is 3 km away and the southbound junction of the Helsinki–Lahti motorway is about 6 km away.

The plot has a building right of 139 k-m² and an outbuilding allowance of 28 k-m².

Plots are freely available to apply for and you may submit a bid for all plots. If you have made the winning bid for one of the area’s plots, you may no longer bid on other plots.

The house built on the plot must be completed to a habitable standard within three years of signing the deed. A new building must use at least 50% of the building right permitted by the plan. The plot may not be transferred further, undeveloped, to a third party.

There are building-style guidelines for the area which must be observed; please read them carefully before making an offer.

Plots are marked on the ground and municipal utilities have been constructed to the area.

In addition to the purchase price, property formation costs of €1,600 per plot will be charged. Recipients of detached-house plots must pay a reservation fee of 5% within two weeks of the city notifying the plot allocation. By participating in the auction you commit to paying the reservation fee if you make the winning bid. The invoice will be sent to the bidder’s e-mail address. The reservation fee will be credited against the final purchase price but will not be refunded if the plot recipient cancels the purchase.

After payment of the reservation fee a sales decision is made on the sale of the plot. The final purchase price must be paid and the deed signed roughly three months after payment of the reservation fee.

Foundation method and buildability of the plots

A buildability survey was carried out in 2015. The foundation method must be specified on the building site based on a ground investigation.

Waste collection points

Two shared waste collection points are planned for the area’s detached-house plots; they are estimated to be completed in 2026–2027. After this, private bins may not be placed on the plots. Plots for company-form construction will have their own waste points. The city will construct the shared waste point and the costs will be charged to the plot buyer at the time of sale. The connection fee is €1,750 per plot.

Stormwater

Stormwater must be managed in accordance with the zoning regulations. Stormwater from the plot (rain, melt and foundation drainage) must be retained on the plot before being directed to the municipal stormwater network. Stormwater must not be discharged onto a neighbour’s land or public areas.
