The sale consists of a c. 75.56 ha parcel cut from property 698-401-23-180: the parcel boundaries are as marked on map attachment 2.
Total growing stock c. 5,954 m3, of which on forest land c. 5,550 m3 — in mature thinning stands c. 2,927 m3 (c. 21.4 ha), in young thinning stands c. 2,189 m3 (c. 21.3 ha) and in fellable stands c. 184 m3 (c. 1.4 ha). Additionally T1 sapling stands c. 1.7 ha. Sawlogs currently about c. 1,000 m3, of which pine sawlogs c. 920 m3 and spruce sawlogs c. 61 m3; outside forest land there are c. 17 m3 pine sawlogs. The stand is almost entirely in well‑growing thinning stands.
The property includes c. 45.8 ha of forest land, of which about 10 ha are fertile fresh forest sites (MT) and 35.8 ha are fairly dry sites (VT). Mean standing timber on forest land is c. 115 m3/ha. The Tuomivaara areas are almost completely on hard mineral soils and the top of Tuomivaara contains fine rocky and boulder areas. Around Tuomilampi there are partly open, slightly undulating bog‑like environments. The north‑west boundary of the property borders a railway.
The property includes two ponds: the so‑called “Tuomilampi” entirely and the so‑called “Välilampi” almost entirely. Välilampi is a seller‑named pond and the name does not appear on maps. Both pond areas are regulated and the original Tuomilampi is small on maps. The present “Tuomilampi” has a regulation dam allowing water level adjustment. The regulation dam and control sluice for Välilampi remain with the seller; regulation is needed about c. 35 cm in autumn for about 1.5–2 months. The Välilampi dam regulation is used to manage emptying of the fish farm pond on the seller’s main holding in autumn. The upper regulation limit of Välilampi is marked with a red HW board bolted to the front side of the control sluice that remains with the seller (HW = High Water i.e. maximum water level). Välilampi regulation does not affect Tuomilampi; the buyer may regulate Tuomilampi if they wish. Excess water from Tuomilampi runs over wooden boards via Välilampi to the fish farm pond as intended. In 2005 the Finnish Environment Institute (SYKE) sampled two locations on the property for rock type: one sample was 80% quartzite and 20% biotite gneiss with a medium hardness classification; the other was 90% mica schist and 10% quartz with a “mass rock” hardness classification. There are no active mineral extraction permits on the property. The area contains three recorded archaeological sites: further details below.

A forest estate appraisal was prepared for the property on 12 December 2025 by Lapin Metsäpalvelut Oy, Juho Mäcklin. The appraisal is based on field visits in 2019 and 2025.

HIGHWAY 4 NEW ALIGNMENT / IMPROVEMENTS BETWEEN HIRVAS‑ALAKORKALO‑ROVANIEMI
The general plan for a new alignment of Highway 4 between Hirvas and Alakorkalo has been on display by the Finnish Transport Infrastructure Agency from 10 December 2025 to 9 January 2026. After the general plan a road design will be prepared for Hirvas–Alakorkalo in 2026–2027. The timing of construction and implementation is not yet decided.
The general plan shows the new Highway 4 alignment planned south of Tuomivaara near the property as marked on the plan maps. In addition to the Highway 4 alignment the plan includes a new road from Imarintie towards Tuomijärvi which runs about 40 metres from the property’s easternmost boundary marker. See the new road alignments in attachment 6 and further related information in attachments 7 and 8.
The general plan description on display is in attachment 18 and the plan map is in attachment 19.
Terms of Sale

The buyer is aware that the ancient monuments on the property must be preserved as required by the National Heritage Board under laws, regulations and decisions.
