Sipoo Municipality is selling or leasing, according to the highest bidder's choice, 25 detached house plots in the Söderkulla Manor residential area. The plots will be auctioned in several batches. Each plot has its own auction lot where bids may be placed. Bids may be made on each plot.

Plot K23110T2 has an area of 764 m² and a building right of 191 k-m².

Auction participants must be adults who have not bought or leased a plot from Sipoo Municipality in the past five years. You may bid on several plots, but only one plot may be transferred to the same party. If the municipality has already made a transfer decision for a plot in the area to a person, later bids by that person in subsequent rounds will be rejected. If a person makes the highest bid on several different plots in the same bidding round, the winning bidder may choose which of those plots to take. The remaining plots will then be offered to the next highest bidders. This should be taken into account when bidding, especially if you bid on several batches of plots.

The plots have been subdivided into separate properties.

For leased plots the basic annual rent is 6% of the winning highest purchase bid. The lease term is 50 years. Rent is adjusted annually by the cost-of-living index, but not below the basic annual rent.

After the auction ends, the municipality will make a sale or lease decision according to the winning bidder’s preference. The buyer or lessee then has six months to sign the deed or lease agreement.

A reservation fee of €500 is charged for the plots and will be credited against the purchase price or the first rent invoice. If the sale is not completed or the lease is not signed, the reservation fee will be retained by the municipality.

The municipality has the right to accept or reject bids submitted in the tender.

The buyer is responsible for transfer tax, subdivision costs and the fee for the witness to the sale / the electronic property transfer service fee. The lessee is responsible for the electronic property transfer service fee if the lease agreement is signed using that service.

The plots are located in a groundwater area, which is why ground-source heat is not permitted.

The area belongs to a regionally valued landscape area. The principal designer must be qualified for demanding-level planning.
