Villa Bråvalla, Taka-Töölö, Helsinki

The City of Helsinki is selling, by tender, Villa Bråvalla located next to Sibelius Park and its courtyard shed for use in accordance with the local detailed plan. The buyer will be leased a land area of about 2,308 m² under a long-term ground lease.

The buildings will be sold via Huutokaupat.com as an auction. NOTE! Final acceptance of the highest bid requires that the highest bidder provides a report on the planned business operations on the leased area that are compatible with the local plan and the nature of the site, and that the City of Helsinki approves the proposed operations.

By submitting a bid, the bidder accepts the condition of the property as is. Anyone participating in the auction must familiarise themselves with the property and the documents before making a binding bid. By submitting a bid the bidder undertakes that the purchase price will be paid in full and that the deed of sale and ground lease will be signed no later than two months after the auction ends, unless otherwise agreed with the seller.

The net floor area is approx. 480 m², and the permitted gross floor area is approximately 650 m². Areas have not been re-measured, so they may differ materially from measurements made according to current regulations.

Energy certificate

No statutory energy certificate.

Protection status

The building is protected with the designation sr-1: a building of particular architectural, historical or urban value. The protection covers the building’s original or equivalent structures, parts and valuable interiors. Repairs and alterations must not diminish its value or destroy its characteristics. Demolition is not permitted.

Electricity

The electrical and low-voltage systems are in fair operational condition and are of varying ages. Installations have largely been executed as a 4-conductor surface-mounted system. Replacement of all high-voltage installations is recommended before the building is put into use. Buyer’s responsibility.

Heating

The building has previously had district heating. The property’s district heating connection has been shared with the adjacent daycare building and will remain for the daycare’s use only. The buyer must install a new heating system for the building. Existing equipment or parts may be reused, but the buyer is responsible for repairs and commissioning.

Ventilation

The building is partly equipped with mechanical supply and exhaust ventilation. Separate extract units are located on the roof. Air distribution is mixing-type. The building has been unused and unheated for years; the units have been out of service for the same period.

Water and sewer connections

The property is connected to HSY’s water and sewer network.

Condition assessment / surveys

A condition assessment was carried out on 26 March 2025 and an AHA survey on 14 February 2023. The building is sold in its present condition. The buyer is responsible, at their own cost, for all measures required for repair or demolition of the buildings as well as for follow-up investigations and for remedying any findings/damage in full. The city is not liable for costs arising from repairs of any damages or for additional investigations required in connection with a renovation project.

The buyer is aware that the attached condition assessment recommends additional investigations that have not been carried out, and that the seller is not liable for any additional investigations or for defects or damage subsequently found, including possible rot and moisture damage, potential defects in roof coverings and structures, possible hazardous substances, possible deficiencies in the potable water and sewer networks, or possible damage to flues.

Local detailed plan

The lease area is designated in the local detailed plan no. 12788/18 August 2025 with the symbol K-1 = Area for commercial and office buildings, where public local service premises may be placed. Residential use is not permitted. Original yard elements must be preserved. A natural stone staircase may be built on the southern slope of the plot. The plot must not be fenced towards the park. Connection to the park and its park path must be implemented seamlessly. Sibelius Park’s special features shall be taken into account in the planning so that pedestrian connections between the park and the site are secured and fencing the villa plot towards the park is prevented. The plan contains provisions to ensure preservation of original garden elements and, in particular, the wooded southern part of the site as part of the Sibelius Park landscape. Two car parking spaces may be located on the K-1 block to parking areas marked p.

Permitted use under the plan

The villa may accommodate uses connected to Sibelius Park, such as café or restaurant premises and other business premises. The buyer must have the intended use approved by building control. The draft ground lease states that any change of use must be applied for by 31 December 2026. New uses must support Sibelius Park’s role as a recreational and tourist destination. The park plan indicates a park route leading to the villa plot, shown in the plan as a continuous public pedestrian connection on the plot side and an indicative location for a high-quality, lightweight kiosk/terrace sales point. Continuation of the route from the park to the plot is therefore an objective.

Ground lease

The offered ground rent will be tied to the official cost-of-living index in accordance with the draft ground lease. The ground rent and contract terms are in the attached draft ground lease.
